Global Coworking Spaces, Users and Forecasts

The Global Coworking Growth Study 2020 presents proprietary estimates rather than a census. Its reported series shows a growing estimated supply between 2018 and 2023, followed by a forecast for 2024.

2018 16,599 Estimate
2019 18,287 Estimate
2020 19,421 Estimate amid pandemic disruption
2021 23,548 Estimate
2022 28,552 Estimate
2023 34,619 Estimate
2024 41,975 Forecast

The same study estimated 1,650,000 people using coworking spaces worldwide in 2018 and 1,933,331 in 2020. It forecast 4,993,910 global coworking users in 2024, so these user figures should be read as estimates or forecasts from the same proprietary source rather than independently verified totals.

U.S. Coworking Supply, Square Footage and Markets

CoworkingCafe’s Q4 2023 report tracks listed flex workspaces in the 25 largest U.S. markets. The tracked inventory reached 6,251 spaces, up from 6,172 in Q3; the report states that this represented a 1.28% quarter-over-quarter increase.

National tracked square footage rose 3%, from 117.7 million to 120.8 million square feet between Q3 and Q4 2023. One-fifth of the 25 largest markets recorded inventory losses during the quarter, showing that national growth did not occur uniformly.

Market or measure Q4 2023 result
Manhattan spaces 267, down from 270
Los Angeles spaces 268
Dallas–Fort Worth spaces 249
New Jersey quarterly change 13 spaces added; 9% increase

Coworking Membership Prices and Workspace Formats

The same CoworkingCafe report separates virtual offices, open workspaces and dedicated desks. The prices are median starting rates per person per month, so they describe advertised entry points rather than members’ realized average bills.

Workspace format or market Median starting rate, Q4 2023
U.S. virtual office $119 per person per month
Washington, D.C. virtual office $80 per person per month
Chicago virtual office $205 per person per month
New Jersey virtual office $205 per person per month
U.S. open workspace $149 per person per month
Manhattan open workspace $225 per person per month
U.S. dedicated desk $322 per person per month
Manhattan dedicated desk $520 per person per month
San Francisco dedicated desk $442 per person per month

The national median virtual-office rate fell from $125 in Q3 to $119 in Q4 2023. The national median dedicated-desk rate fell from $329 to $322 over the same period, while Manhattan’s Q4 dedicated-desk median was $520.

Coworking Capacity, Size and Regional Differences

The Global Size & Capacity Report 2022 analyzed more than 19,500 listed spaces in 172 countries. Because the data comes from Coworker listings, its averages describe listed spaces rather than every operating coworking space.

Region or geography Average workstations per listed space, 2022
Global six-region average Approximately 98
North America 115
Asia-Pacific 113
Latin America 66

APAC and MEA were the only regions whose average workstation count rose from 2021 to 2022; APAC increased 1% to 113 workstations. The U.K. average workstation count fell 5% between 2019 and 2022.

The global average listed-space size was 6,682 square feet in 2022. China had the largest country-level average at 23,260 square feet, while Shanghai had the largest city-level average among the cities listed in the report at 31,786 square feet.

APAC’s average coworking-space size increased 7% from 2019 to 2022, whereas the U.K.’s average decreased 9% over the same period. These are comparisons of platform listing averages, not changes measured across all spaces in either region.

Vantage Space collected 3,162,808 observations across 53,896 spaces in 21 countries during Q4 2023. Its occupancy measure combines active presence with passive signs of recent use, so it is not identical to membership occupancy or desk utilization.

Global average workplace occupancy was 36.0% in Q4 2023, one percentage point higher than in Q3. EMEA reached 42.0%, up seven percentage points quarter over quarter, while the report identified APAC as a region with an occupancy downturn without quantifying that decline in the available summary.

Operator Scale, Revenue and Network Expansion

IWG’s company-reported 2024 figures illustrate the scale of one major flexible-work operator, but they are not an industry average. IWG had nearly 4,000 centres across 120 countries and reported system-wide revenue of $4.231 billion, up 2% in 2024.

IWG measure 2024 result
Group revenue $3.690 billion
Managed-and-franchised fee revenue $79 million, up 30%
Centre openings 624
Capital-light openings 601
Managed-and-franchised RevPAR $408 per month
Franchised-location RevPAR $487 per month

Coworking Plans, Demand and Worker Context

The 2023 Deskmag operator survey measured intentions rather than completed expansion. 50% of existing coworking spaces planned to expand capacity, with plans reported by 65% of urban spaces and 38% of rural spaces.

Other reported 2023 plans included the following:

  • 44% of surveyed spaces planned to offer more private offices.
  • More than one-third planned more meeting rooms.
  • More than one-third planned more flexible desks in open workspaces.
  • About one-third had new locations in their pipeline.

The linked Deskmag survey article represents 278 workspace representatives, and the figures are subject to self-reporting and uneven coverage. Source: Discover 2023’s Coworking Space Trends: Demand, Expectations & Plans.

A separate Deskmag provider dataset included 422 respondents collected from February 9 to June 24, 2023. Its weighted representation was 49% Europe, 29% North America, 12% Asia, 5% Oceania, 4% South America and 2% Africa; these rounded shares describe survey representation, not market share.

Finally, a peer-reviewed German study cited the Global Coworking Survey statistic that about 45% of coworking users had previously worked in home offices. This is a secondary use of a survey statistic from the study’s 2019 context, not a causal estimate that coworking produced a particular outcome.
